What is a design and build contractor?
Put simply, it means you hire one team to take your project from first sketch to finished space, and that’s exactly what we do at JNJ Building Services. Normally you’d find an architect, get drawings done, then go looking for a builder to bring them to life. With us, you skip all that. Our in-house architects, structural engineers and Party Wall Surveyors work alongside our build team, so we design it, we build it, and we’re the people you call whenever you have a question.
What are the advantages of using a design and build contractor?
The biggest one is simple: with us, there’s one team responsible for everything. On a traditional project, if something doesn’t quite work on site, you can end up stuck in the middle while the architect blames the builder and the builder blames the drawings. That conversation never happens with JNJ, because the designers and the builders are on the same team.
It’s usually quicker, too. We can often get started on site while the finer design details are still being finalised, a bit like a restaurant kitchen prepping the starters while the mains are still being plated. And because our builders’ practical know-how goes into the design from day one, you get fewer surprises and a firm price much earlier.
How is design and build different from the traditional route?
We like to think of the traditional route as a relay race. The designer runs their leg, hands the baton to the builder, and everyone hopes nothing gets dropped in the changeover. Working with a design and build contractor like us, is more like having one runner do the whole course. There are fewer handovers, less room for miscommunication, and you always know who’s accountable: us. The one trade-off is that once we’ve agreed the design and contract, we take the lead on the smaller technical decisions, but we’ll always keep you in the loop.
What types of projects suit design and build?
Most of our work is extensions, renovations and refurbishments across West London, and design and build suits all of them well. Imagine you’re planning a kitchen extension at the back of a Victorian terrace. You know your budget and roughly when you’d like it finished, but you don’t have the time to juggle an architect, a structural engineer, a party wall surveyor and several trades. That’s exactly where we come in. We pull all of it together under one roof.
Will you handle planning permission and Building Regulations?
Yes, and it’s one of the jobs our clients are happiest to hand over. Planning is an area we know particularly well, so we’ll prepare and submit your application, take care of Building Regulations approval, and deal with the council and building control on your behalf. If your project affects a shared wall, our Party Wall Surveyors can handle that side too. We’ll always be clear about what’s included in your quote, so there are no surprise fees later.
Can I still have input into the design?
Absolutely. It’s your home, after all. You tell us what you want, and our architects work through ideas and drawings with you until it feels right. Our one piece of advice is to make the big decisions early. Changing your mind about a kitchen layout on paper costs very little. Changing it once the walls are up is a different story, and we’d much rather get it right first time with you.
How do you price a design and build project?
Once we’ve agreed the design and specification together, we’ll give you a fixed price, set out clearly in writing. That gives you far more certainty than waiting for tenders to come back on the traditional route. If you decide to add or change something later, we’ll price it separately and agree it with you before any work goes ahead, so you’re never caught off guard.
